What the maps say
The 100-year floodplain is ground with a 1% chance of flooding in any year: about a one-in-four chance over a 30-year mortgage. FEMA’s preliminary maps draw it today; the City adds the sea-level rise the climate panel (NPCC) projects, 11 inches by the 2020s and 31 by the 2050s, at the high end.
